INTRODUCTIONThis Report will talk about the importance of BIM and related technology sensor data applied for the creation of the smart building, considered as the best solution of automatization that the University of Wolverhampton could apply in their system for empowering their business in terms of refurbishment and new constructions. The report will go through the definition of a smart building, the benefit that the company in the case could have, analyzing the possible SWOT and ROI investments. SMART BUILDING The industry is spending a lot of time in developing technologies, which is mostly because of client demand. One of these technologies is sensor data and is currently prevailing in the industry. BIM is at the centre of the new process and the information to release this technology and safeguard the growth of the building cycle.
Looking at the comfort aspect in certain climate zones in buildings, it is possible to adapt the temperatures of the interior during climate change according to client expectations through data sensors, which in addition to having the purpose of maintaining the environment in favor of the occupants, are also intended to preserve a good energy in the building. As BIM is the process for the creation of building with the tool like Revit or other services, in the Smart building uses the same rules both in the planning phase, in the construction phase and in maintenance phase that will lead to the mastery of the different services connected to its sensors that offer. These are divided into heating control, ventilation, air conditioning, the lighting, the security and another type of system. How Does it WorkSmart Building is used especially for recognizing the various alterations in the ambience that surround people or influence the construction. BIM related to this system is about following a process that will determine the stability of a construction project. It goes through various examinations during the planning period, followed by some supervision during the construction phase and finally the maintenance to prolong its strength throughout the coming years. The communication that happens between BIM and the sensors are transmitted through International Foundation Classes (IFC) file type.
These are the formal ways to collect data for the building.So the component that the University might use are the thermal sensors that regulate the temperature according to the exterior weather and interior conditions , in this case a classroom or a staff office that might sometimes need the right comfort, CO2 sensors that allows to refresh the way people think during a lecture because accordingly a study the rising of this type of gas is not comfortable for people living in a structure.Occupancy sensors will be the true tech for the University as in sometimes there are classrooms left with the heating on and no one in the room, so the possibility to detect the people in a certain room is as best of saving energy.Sensors are two types wired and wireless, the first one is the best in terms of security and this one might be the best solution for the University. Sensor has to be installed in all the complexity of the building, taking in example a building to developed in the campus will be the MD building that contains the library and is the main entrance to the university, the first step will be to install a sensor in the roof that aim will be to collect information from the weather to active interiors actuators, like in case of a hot summer it could operate the blinds on the windows or even active the ventilation , meanwhile the interior is multiply of sensors that according to the dimensions of the building could reach a quantity more than 2000 sensors, this is situated in all the area of each room of the building so they could have the aim of collecting data like Carbone dioxide quantity in the air. Information will be collected in a box and send to a Gateway that will study the solution to activate the implants.
Benefit of Return on InvestmentThe profit of a Smart Building comes from the good management of the building. It is possible to achieve other factors that the sensors could provide. These factors could be set as the possibility to measure a particular mechanical problem within the building and fix it right away; it is also possible to identify the cause of the problem.

The maintenance system comes by the fact that is possible to control a system from various points like from a smartphone or by a pc and the possibility to share the information whit only the people concerned it comes out very handy.The weakness it is given by the fact that this type of technology has a price, a value that goes over than a normal system, as is a new real-time development, if introduced to the University, a lot of changes will have to be applied from the furniture of BIM tools that could be even Archicad to the operating systems for the control of the smart environment technology in any case.The Opportunities are infinities as development is at the centre of the aim of The University of Wolverhampton and this it could be noticed by the new construction that is happening for the new faculty of architecture, this would me advancing of technology and what is more important on introducing a smart building for consolidating the visionThe threats will be that as technology it update in the years it connected to the market too so the needs will increase and this would occur on adapt to the situation, probably as said above the wired system is the safest system to use for the smart environment but this does not take away the case that protection of secure must be givenPilot Project The purpose of the pilot project will be the introducing of Smart building in the consolidation of a system that will help the growth of students and staff. What will involve this plan will be various case studies of a company with a real-time case of this type of technology on the system, this will allowed to a further thinking on the possibility of investment. What most is the objective of Smart building is to create a unique system that will help a building reach a green print in the environment this is connected even in the CO2 emission problem, so saving energy will help in this and in particular 2 case studies could be analysed for this project.The first one is Intel smart building in Bangalore was founded in 2016 and recognize as the first smart building created by them, composed by almost 10 story floor plans and over 600.
000 sq, with an immense complexity of the structure is composed by almost 9000 sensor that introduces all the systems that smart building could offers. For this project Intel predicted a saving of almost 600000 per year and a profit that could be raised in 4 years time which achievement is mentioned to have reached the best expectations from the workers in terms of comfort, another case study goes for a Properties group called Wells Fargo, this is an American case study that introduced smart building in their work environment, the building is composed of 48 story floors with almost more than million square meters of surface walkable, a big company, in this case, more than the HVAC sensor they installed even water meters, automatic blinds and others actuators, results mentioned goes over the 20 percent of savings compared by buildings of the same size in case of energy, 85 percent of water quality saved thanks to water collectors installed in the building, the building is most efficient that the returns are about 400000 dollars according to their expectations of investment in some rooms of the building. Final in this analysis it possible understand how big structure with the possibility to introduce this system has saved an amount of money according to they plan, the University of Wolverhampton owns a lot of building in they campus area with almost 23000 students and every year almost 1000 student register to study in some faculty, what most is the expectation of the student is the possibility to study in an environment that could comfort them, and with this two cases is possible to deduct the importance of it, possibly to even multiply the growth of the company.CONCLUSION As big investment is smart building this report talks about the most investment that the university could allow to introduced in their systems, what is seen is the possibility to adjusted the preferences of technologies according to what is the expectation in an environment, what must occur to the university is the growth of their company, the case studies are pure examples of empowerment of returns in their investments, the possibility to SWOT analysis will give a challenge but this is possible to overcome.
